Mortgage document upload file size is set by each lender’s portal, not by one national rule. The few limits published openly run from 200 MB per document at LendingPad to 25 MB per email at Gmail, and some portals publish no number at all. Here is what to shrink, and with which Smol setting.
| What you are sending | The limit you hit | The Smol setting |
|---|---|---|
| Scanned documents (agreements, ID, tax pages) | Portal error, or 25 MB if emailed to your loan officer | PDF preset Medium (Small if it is still too big) |
| Phone photos of pay stubs | Large camera JPGs or HEICs, several per document | Compress, output JPG, quality 75, default 2000 px fit |
| Bank statements saved from online banking | Many pages; some PDFs barely shrink | Try Small or Medium and check; otherwise split by month |
| A whole batch of files | A portal that will not take a zip file | Drop the folder in, upload the compressed copies one by one |
What is the file size limit for mortgage document uploads?
It depends on the lender, and many do not say. These are the figures we could read on the portals’ own help pages on 11 October 2026. Where a page gives no number, the table says so instead of guessing. Your loan officer can tell you the real cap for your portal.
| Portal or channel | Published size limit | Other rules on the page | Source |
|---|---|---|---|
| LendingPad | 200 MB per document | Folders or documents may be uploaded, but not a zip file | LendingPad upload guide |
| LendingPad (troubleshooting) | 200 MB | PDF, JPG, Word, Excel or PNG; no zip files; no password-protected documents; an error reading “PUT” points to the PDF’s quality | LendingPad troubleshooting |
| Blend borrower portal | No limit stated | “Password-protected files are not supported.” A failed upload reads “There was an error uploading your file(s).” | Blend Help Center |
| FirstAML | No limit stated | Suggests splitting a large PDF into smaller files and shrinking the dimensions of photos in Preview | FirstAML help |
| Email to your loan officer (Gmail) | 25 MB per message on personal accounts | Over the limit, Gmail adds the file as a Google Drive link | Gmail Help |
A cap in the hundreds of megabytes does not mean a big file always works. Two of these pages blame something other than size: a password on the file, or the PDF’s own quality. Remove the password first, then shrink.
Why did my loan portal upload fail?
The cause is usually a password, a zip file, an unsupported format, or a file that is too big. The error text rarely says which, so work through them in that order, cheapest check first.
- A password on the PDF. Blend and LendingPad both say password-protected files are not accepted. Open the file with its password and save an unprotected copy.
- A zip file. LendingPad states a zip cannot be uploaded. Upload the files themselves.
- The wrong format. LendingPad lists PDF, JPG, Word, Excel and PNG. If you have a HEIC from an iPhone, use Smol’s Compress with JPG output.
- Size. Check the file in Finder (Get Info). If it is under the number your lender gave you and still fails, size is not the problem.
- A damaged PDF. LendingPad’s fix for its “PUT” error is to print the document to PDF again on your computer.
If none of that explains it, send your loan officer the exact error and ask for the portal’s limit and a second way to submit.
Why is my bank statements PDF too large, and how do I shrink it?
Statements are large when each page is an image, either a scan or a screenshot-style PDF. Statements downloaded from online banking are often text and shrink little. Try a preset, read the output size, and split by month if needed.
Lenders want complete statements. Fannie Mae’s Selling Guide asks for the most recent full two-month period on a purchase and one month on a refinance, with all deposits and withdrawals included, and accepts online statements. If you split a statement into smaller files, send every page and do not delete pages to save space. Smol does not split PDFs, so use Preview for that.
A text PDF made by a bank’s system may shrink by almost nothing, because there is little to remove. We do not promise a percentage for statements. For scans, our PDF too big to upload guide and the preset explainer show what the presets do to a page.
How small can scanned documents for a lender get?
On our test, a 3-page, 300 PPI color scan of an agreement went from 5,017,560 bytes to 266,924 bytes on Smol’s Medium preset and 149,269 bytes on Small. Your scans will differ; check the output.
Medium capped the pages at 927 × 1,200 pixels (about 109 PPI on that letter page) and Tesseract, a text-recognition program that is not part of Smol, still found every word. At Small (82 PPI) it found 96.8% of them. At Tiny (55 PPI) it found 1.42%, which is unreadable. For a lender who must read figures and signatures, Medium is a sensible start and Tiny is not. The method and word counts are in compress a scanned PDF on Mac.
How do I compress pay stubs as a PDF or JPG?
Pay stubs are small if they came from payroll as text PDFs, and large if you photographed a paper stub. Compress phone photos as JPG at quality 75, which is Smol’s default.
Smol’s image defaults also fit pictures inside 2000 × 2000 pixels, which keeps a stub readable and removes most of a 4032 × 3024 camera frame’s pixels. If the small print on a stub looks soft, raise the quality to 85 and run it again. Image metadata, including GPS, is stripped by default, which keeps your location out of the files you send. A payroll PDF that is already small can go in as it is.
If your lender wants one file per stub or per statement, keep that structure and compress each file; Smol writes one output per input.
Which Smol settings should I use for loan documents?
Start with Medium for scanned PDFs and quality 75 for photos. Smol sets quality and pixel size, not the output size in bytes, so check every result against the limit your lender gave you.
| Document | Operation and setting | Why |
|---|---|---|
| Scanned multi-page PDF | Compress PDF, Medium (1200 px long-edge cap) | Kept every word in our scan test; try Small only if Medium is still over the limit |
| Scan that is still too big | Compress PDF, Small (900 px cap) | Smaller, with a lower word recovery in our test (96.8%); read the result |
| Photos of pay stubs or ID | Compress image, output JPG, quality 75 (starting point), resize fit 2000 px | Smol’s image defaults; raise quality to 85 if text looks soft |
| iPhone HEIC photos | Compress with output JPG (not Convert) | Quality applies to Compress; Convert ignores it and writes a large JPEG |
| Any PDF going to email | Compress PDF, Small, then check against 18 MB | Email encoding adds about 37%, so a 25 MB cap needs a file near 18 MB |
None of the PDF presets strips document properties; use Strip Metadata for that, and read how to remove metadata from a PDF on Mac first, since PDF metadata removal can be reversible. The 18 MB target comes from the email limit guide.

How do I prepare a loan document package on a Mac?
Do it once for the whole package, not file by file. Originals stay untouched, and the compressed copies are what you upload.
Collect everything in one folder
Statements, pay stubs, scans and photos. Remove passwords from any protected PDF first.
Drag the folder into Smol
PDFs and images can go in together. Smol writes copies with a
_compressedsuffix and, by default, leaves the originals alone.Choose settings per type
PDFs on Medium, photos as JPG at quality 75. Use the settings table above as a starting point.
Run it and read the sizes
Find the largest output and compare it with your lender’s cap. If a file is still too big, rerun it on Small.
Open each file once
Page through each compressed PDF and confirm every page, figure and signature is readable. A lender cannot use a page it cannot read.
Upload the compressed copies
Upload files individually if the portal rejects a zip. Keep the originals in case the lender asks for a better copy.
Several loans a week? Batch compressing PDFs handles a hundred files in one drop.
What else can I use to shrink loan documents?
Start with what is already on your Mac. Preview, a rescan and the bank’s own download cover many cases for free. Smol earns its place on batches and on scans where Preview’s result is too rough.
| Option | Cost | Good for | Watch out for |
|---|---|---|---|
| Re-download from online banking | Free | A statement that came out as a huge image-based PDF | Not an option for paper documents |
| Preview: split pages, Adjust Size on photos | Free, built in | Splitting a PDF into smaller files; shrinking photo dimensions (both suggested by FirstAML) | Manual, one file at a time |
| Preview: Reduce File Size filter | Free, built in | Quick tries | Can enlarge text PDFs; see our test |
| Rescan at lower resolution | Free with a scanner | Paper originals | Re-doing the work; low settings blur small print |
| Online PDF compressors | Free tiers, then paid | One-off, non-sensitive files | Your statement goes to someone else’s server |
| Smol | $29 once | Batches of scans and photos, on your Mac, nothing uploaded | Not an editor; see the next section |
If you scan paper at the office first, see Smol for office scanning. For tax-season statements, see Smol for accountants and tax documents. More on the built-in route in Preview’s Reduce File Size ruins PDFs.
When Smol is the wrong tool
Smol compresses and converts files. It does not fix a problem that is not about size, and it has limits you should know before you buy it.
- You need to black out account numbers. Smol does not redact. Redact first in a tool built for it, then compress.
- The scan must be searchable. Smol does not do OCR. See our scanned PDF guide for how an OCR step fits before compression.
- You need to split, merge, unlock or sign a PDF. Smol does not edit PDFs. Use Preview or an editor.
- You are on Windows, iPhone or a locked-down work computer. Smol is a Mac app.
- Your files are already small text PDFs. Bank-generated statements may shrink very little. Splitting by month, or asking the lender for another channel, is the fix.
Frequently asked questions
What is the mortgage document upload file size limit?
Each lender’s portal sets its own. LendingPad’s help pages say 200 MB per document, while Blend and FirstAML’s help pages state no number. Email adds its own cap: 25 MB per message on a personal Gmail account. Ask your loan officer for your portal’s limit, then check each file’s size in Finder before uploading.
Why are my bank statements PDF too large to upload?
Usually each page is an image from a scan or a screenshot, which is much heavier than the text PDF your bank generates. Try a Smol PDF preset, read the output size, and compare it with your lender’s cap. If a statement barely shrinks, split it by month, keeping every page, since lenders want complete statements.
My loan portal upload failed. What should I check first?
Check for a password first: Blend and LendingPad both say password-protected files are not accepted. Then check that you are not uploading a zip file, that the format is one the portal lists, and the file size. If it still fails, send your loan officer the exact error text and ask for the limit.
How do I compress pay stubs into a PDF or JPG?
If the stubs are phone photos, drop them into Smol and compress as JPG at quality 75, which fits them inside 2000 by 2000 pixels by default. If they are payroll PDFs, they are probably small already. Check each output size, and open each file to confirm the figures are still readable.
How do I prepare scanned documents for a lender?
Scan at 300 PPI and keep the original. Compress a copy with Smol on the Medium PDF preset, which kept every word recoverable by Tesseract in our test of a 3-page scan. Page through the copy to confirm every page and signature is legible, then upload it. Avoid the Tiny preset for anything with small print.
Is it safe to compress mortgage documents with Smol?
Smol runs on your Mac and uploads nothing, and has no account, so statements and IDs never go to a server. That is not a legal or compliance guarantee; it describes how the app works. Also, Smol does not redact, so black out account numbers elsewhere if your lender allows it.
